The short answer
Roof painting is about the surface: cleaning the roof and applying a fresh protective coating. Roof restoration includes painting, but first fixes the problems underneath, such as broken tiles, cracked ridge pointing and rusted flashing.
What roof painting includes
A proper roof paint job, from $2,499 for a single-storey roof up to 100 m², includes:
- A full roof clean
- Minor preparation repairs
- A sealer or primer coat
- Two coats of roof membrane in your chosen colour
What roof restoration adds
A full restoration, from $1,999 for a small concrete tile roof, adds the repair work a tired roof needs:
- Replacing cracked and broken tiles
- Rebedding and repointing ridge capping
- Treating rust and replacing failed flashing on metal roofs
- Then cleaning and recoating the whole roof
Which one does your roof need?
If the roof only looks faded and there are no leaks, broken tiles or cracked ridges, painting is usually enough. If you can see damage, have had leaks, or the roof hasn’t been touched in 20 years or more, a restoration is the better investment.
The easiest way to know is a free inspection with photos of the problem areas.

Frequently asked questions
Can I paint over cracked ridge pointing?
Paint won’t fix cracked pointing, and water will keep getting in underneath. Cracked ridges should be repointed first, which is part of a restoration.
Who carries out roof painting and restoration?
Both are carried out by our trusted partner contractors, who are responsible for the warranty and invoice. We arrange the inspection and stay with you throughout.
